Bend Oregon Real Estate

The Bend Oregon real estate market is very active.  It is slowing down yet there are fewer listings to choose from as in the past.  Riverfront homes, golf course homes, mountain view homes and horse properties are still in great demand!

Riverfront homes are limited as there are only a few homes available in Bend since the Deschutes River is pretty much built up and there are not too many homes available on the market today.  There are a good number of golf course homes available in Tetherow, Awbrey Glen, Broken Top, Widgi Creek, Rivers Edge and others.  There are over 20 golf course in the Central Oregon area.  Golf is obviously a popular sport.

Tumalo is a popular horse property location with plenty of irrigation water for pasture and great mountain views.  Tumalo is in the Redmond School district however.  East of town is also popular for horse lovers.

Bend Oregon Passive Solar Homes

BEND OREGON PASSIVE SOLAR HOMES will become more and more popular as heating costs continue to rise.  There are many things to consider when building or buying a passive solar home.

Orientation to the sun, type of construction, solar mass, heating system, windows, style, heat recovery ventilation systems and landscaping are a few factors to consider.

My wife and I have lived in our passive solar home for less than a year as of this post but it is proving to be extremely efficient and very comfortable.  We installed a Trombe wall which is a large amount of solar mass inside the home sitting behind a windows that have high solar gain.

The temperature between the wall and the window reached 94 degrees this past December and the inside temperature reached 76 when we decided to open a few windows.  It's really nice to have fresh air coming into your home in the dead of winter!

Awbrey Butte Homes for Sale

Awbrey Butte has a lot going for it.  It's close to downtown Bend.  It's close to Mt. Bachelor which has great powder for snow boarding and skiing.  It has large treed lots up to 1 acre or more.  The west side of Awbrey Butte has some of the best Cascade Mountain Views in Central Oregon. 

There are two golf courses at the base of the butte and Central Oregon Community College as well.  Plus, Oregon State University - Cascades is offering more and more 4 year degrees.  Someday it will be a full blown college campus.

Awbrey Butte offers some of the nicest real estate in Bend Oregon.  There was a home sold there in 2006 for $2,673,000.  There has been only one home sold over $1 Million within the last year.  Awbrey Butte prices are about one half of what they were in 2006.

Which means now is a good time to buy a home on Awbrey Butte.  As of this posting there were 19 homes for sale starting at $375,000.  A recent analysis I did on the Butte showed prices were down 4% in the last year.  However, I think that is coming to an end this summer.
